Slik beregnes utnyttelsesgrad | ASKALA ARKITEKTUR AS"},"content":{"rendered":"\t\t<div data-elementor-type=\"wp-post\" data-elementor-id=\"1364\" class=\"elementor elementor-1364\" data-elementor-post-type=\"post\">\n\t\t\t\t\t\t<section class=\"elementor-section elementor-top-section elementor-element elementor-element-5a64174 elementor-section-boxed elementor-section-height-default elementor-section-height-default\" data-id=\"5a64174\" data-element_type=\"section\">\n\t\t\t\t\t\t<div class=\"elementor-container elementor-column-gap-default\">\n\t\t\t\t\t<div class=\"elementor-column elementor-col-100 elementor-top-column elementor-element elementor-element-20502f0\" data-id=\"20502f0\" data-element_type=\"column\">\n\t\t\t<div class=\"elementor-widget-wrap elementor-element-populated\">\n\t\t\t\t\t\t<div class=\"elementor-element elementor-element-85aedb2 elementor-widget__width-initial elementor-widget elementor-widget-text-editor\" data-id=\"85aedb2\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<h3 data-start=\"309\" data-end=\"336\">Hva er grad av utnytting?<\/h3><p data-start=\"338\" data-end=\"639\">Alle tomter i en kommune har et bestemt <strong data-start=\"378\" data-end=\"388\">form\u00e5l<\/strong> \u2013 dette er fastsatt i kommuneplanen, og eventuelt i reguleringsplanen dersom omr\u00e5det er regulert.<br data-start=\"494\" data-end=\"497\" \/>Form\u00e5let avgj\u00f8r hva tomten kan brukes til: <strong data-start=\"540\" data-end=\"576\">bolig, n\u00e6ringsbygg, fritidsbolig<\/strong> \u2013 eller om omr\u00e5det skal forbli <strong data-start=\"608\" data-end=\"638\">landbruk, eller gr\u00f8nt omr\u00e5det.<\/strong><\/p><p data-start=\"641\" data-end=\"929\">For tomter der det er tillatt \u00e5 bygge, fastsetter kommunen <strong data-start=\"700\" data-end=\"744\">hvor stor del av tomten som kan bebygges<\/strong>. Det finnes flere m\u00e5ter \u00e5 beregne dette p\u00e5. For sm\u00e5husbebyggelse er den mest brukte <strong data-start=\"829\" data-end=\"851\">BYA (bebygd areal)<\/strong> eller <strong data-start=\"858\" data-end=\"890\">prosent bebygd areal (%-BYA)<\/strong> \u2013 ofte omtalt som <strong data-start=\"909\" data-end=\"928\">utnyttelsesgrad<\/strong>.<\/p><p data-start=\"641\" data-end=\"929\">\u00a0<\/p><blockquote data-start=\"2034\" data-end=\"2208\"><p data-start=\"2036\" data-end=\"2208\"><em><strong>V\u00e6r oppmerksom:<\/strong> Noen ganger brukes begrepet \u00abgrad av utnyttelse\u00bb, \u00abutnyttelsesgrad\u00bb eller bare \u00abutnytting\u00bb. Det\u00a0 lovfestede begrepet er <strong data-start=\"1059\" data-end=\"1080\">grad av utnytting<\/strong>.<\/em><\/p><\/blockquote><p data-start=\"641\" data-end=\"929\">\u00a0<\/p><h3>Hva er BYA \u2013 og \u00abBYA for tomt\u00bb?<\/h3><p data-start=\"1124\" data-end=\"1338\"><strong data-start=\"1124\" data-end=\"1131\">BYA<\/strong> er i korte trekk <strong data-start=\"1149\" data-end=\"1165\">fotavtrykket<\/strong> av bebyggelsen m\u00e5lt i kvadratmeter. Myndighetene har gitt veiledning for hvordan dette skal beregnes, slik at begrepene forst\u00e5s likt og resultatene blir sammenlignbare.<\/p><p data-start=\"1340\" data-end=\"1426\">I tillegg til bygningenes grunnflate skal blant annet f\u00f8lgende tas med i regnestykket:<\/p><ul data-start=\"1428\" data-end=\"1712\"><li data-start=\"1428\" data-end=\"1473\"><p data-start=\"1430\" data-end=\"1473\"><strong>arealet bygninger opptar p\u00e5 terrenget<\/strong><\/p><\/li><li data-start=\"1474\" data-end=\"1537\"><p data-start=\"1476\" data-end=\"1537\"><strong data-start=\"1476\" data-end=\"1493\">\u00e5pne overbygg<\/strong> (f.eks. carporter, takutstikk med s\u00f8yler)<\/p><\/li><li data-start=\"1538\" data-end=\"1610\"><p data-start=\"1540\" data-end=\"1610\"><strong data-start=\"1540\" data-end=\"1567\">utkragede bygningsdeler<\/strong> med fri h\u00f8yde <strong data-start=\"1582\" data-end=\"1595\">under 5 m<\/strong> over terreng<\/p><\/li><li data-start=\"1611\" data-end=\"1712\"><p data-start=\"1613\" data-end=\"1712\"><strong data-start=\"1613\" data-end=\"1648\">konstruksjoner og bygningsdeler<\/strong> som stikker mer enn <strong data-start=\"1669\" data-end=\"1678\">0,5 m<\/strong> over terrengets gjennomsnittsniv\u00e5<\/p><\/li><\/ul><p data-start=\"1714\" data-end=\"2032\">Kommunen krever at man beregner <strong data-start=\"1746\" data-end=\"1764\">BYA for tomten<\/strong>, som omfatter <strong data-start=\"1779\" data-end=\"1828\">alle byggverk og konstruksjoner p\u00e5 eiendommen<\/strong>. Det er dette vi som <strong data-start=\"1850\" data-end=\"1869\">ansvarlig s\u00f8ker<\/strong> skal vise i en komplett beregning av <strong data-start=\"1907\" data-end=\"1945\">grad av utnytting (BYA for tomten)<\/strong>. Myndighetene har ogs\u00e5 p\u00e5lagt at <strong data-start=\"1979\" data-end=\"2009\">parkeringsareal p\u00e5 terreng<\/strong> skal regnes med i BYA.<\/p><blockquote data-start=\"2034\" data-end=\"2208\"><p data-start=\"2036\" data-end=\"2208\"><strong data-start=\"2036\" data-end=\"2049\">Eksempel:<\/strong> Er det krav om to parkeringsplasser p\u00e5 tomten, og garasje ikke er bygget, skal 2 \u00d7 18 m\u00b2 legges til i beregningen for \u00e5 f\u00e5 endelig BYA for tomten. Kun parkeringsplasser som det er krav om, inng\u00e5r i BYA for tomten. Dersom garasje er bygget, og den dekker antall parkeringsplasser som kommunen stiller krav om, skal kun selve garasjens areal regnes med i BYA.<\/p><\/blockquote><p data-start=\"2210\" data-end=\"2544\">For mange er det en overraskelse at for eksempel <strong data-start=\"2259\" data-end=\"2280\">parkeringsplasser<\/strong> inng\u00e5r i BYA. Noen ganger kan dette bety at tomten allerede har brukt opp det meste av <strong data-start=\"2368\" data-end=\"2395\">tillatt utnyttelsesgrad<\/strong>. Derfor er det viktig \u00e5 ha en <strong data-start=\"2426\" data-end=\"2439\">fagperson<\/strong> med p\u00e5 laget som kan vurdere om byggeplanene er <strong data-start=\"2488\" data-end=\"2503\">realistiske<\/strong> innenfor de rammene myndighetene setter.<\/p><h3>\u00a0<\/h3><h3 data-start=\"448\" data-end=\"507\">ASKALA ARKITEKTUR AS \u2013 vi hjelper med\u00a0 utnyttelsesgrad beregning.<\/h3><p data-start=\"2603\" data-end=\"2915\">I <strong data-start=\"1661\" data-end=\"1682\">ASKALA ARKITEKTUR<\/strong> kjenner vi regelverket og beregningsmetodene, og vi regner n\u00f8ye p\u00e5 BYA\/utnyttelsesgrad for prosjektet ditt.
